Buying and Selling your Home with Feng Shui - by H.G. Chissell

Feng Shui is a thousand year old practice of understanding and improving the energy in our living spaces. Feng Shui operates under the simple principle that there is psychological connection between our living spaces and our sense of well being.

For most of the Asian world, Feng Shui plays an essential role in the purchasing, developing and selling of properties. Today, more and more westerners are using Feng Shui principles to either sell their current home or find their dream home.

In a recent article, a real estate broker in Colorado remarked that up to 30 percent of her clients are interested in buying a home with good Feng Shui. According to Feng Shui, selecting a home is one of the most important and influential decisions we will make. A home with good Feng Shui will naturally support your cherished intentions and encourage a sense of happiness and success.

Here are some Feng Shui tips for finding your perfect home:

  • Clarify your Vision

Take the time to get past the number of bedrooms and bathrooms you want and ask yourself, "How do I want this new house to: make me feel? ...Support my growth? ...Affect my family? ...Strengthen my love life? ...Improve my health?" The clearer your inner vision, the easier it will be to find the home with the best energy for you.

  • Garage vs. the Front Door

Many people use the garage instead of the front door. The location of the garage, the type of driveway, and the front walkway will determine whether the front door will ever be used. Semi-circular driveways and curved walkways will naturally encourage a homeowner to use the front door.

If the garage is located in a more convenient location, make sure it has plenty of room for organized storage and a nice entrance into the home, ideally not past a bathroom or open laundry room, which often attracts clutter and feels chaotic.

  • Good Circulation or Ch’i Flow

A home with good Feng Shui has a natural circulation of energy that encourages the use of all the rooms. Homes with poor circulation have cold, artificial rooms, which are hardly used and generally create a sense of imbalance and unease.

Selling a Home

When selling a home we often overlook or dismiss small adjustments that could have a dramatic impact on the number of offers, the speed of the sale, and of course, the sale price. Remember the sale of your home is an emotional purchase based on perceived value. Similar to our first impressions of people, it is the little things that count most.

The goal to selling a home with Feng Shui is to create a space that inspires potential buyers with a sense of security, happiness and optimism. Here are some Feng Shui tips to sell your home for a great price… fast.

  • Become Fully Committed!

The energy of a home is linked to the energy of the owners. Any indecision, doubt, or regret in your heart will be reflected in your home. Be clear on the positive reasons for selling your home. Rejoice in the opportunity to share all things you love about your home with another lucky person.

  • Clear your Clutter

Clutter is a tremendous drain of energy on yourself and potential buyers. Clutter makes a home feel small, dirty and overwhelming. By removing clutter you will feel more committed about your decision to move forward.

  • Make an Entrance

An entrance with good Feng Shui can translate into a quick sale for a great price. A red door attracts attention and expresses self-confidence. Remove distracting bushes that diminish the size of the house and block the entrance. Place a bench facing the road to invite people in. In the winter months make sure the entrance feels bright and inviting by using lights, a wreath, etc.

  • Fire up the Dining Room

The dining room should be the warmest room in the house, especially in the winter. Bring in the Fire element with reds, oranges, and amber with tablecloths, fruit, candles and wall paint. Remember to place fresh flowers or a bowl of fruit on the dining room table.
